Your home may be repossessed if you do not keep up repayments on your mortgage.

Borrow more on your YBS mortgage

Need money for home improvements or another big expense? One option might be to borrow more on your existing YBS mortgage.

Borrowing more means adding an extra loan as a new part of your mortgage. You can pay it back over the same term as your existing mortgage, or choose a different term.

In total, you could borrow up to 85% of the value of your property.

We might be able to offer you a loan if:

  • you want to borrow at least £3,000
  • you can afford higher monthly mortgage repayments
  • your mortgage is on your main home
  • you're borrowing for home improvements or personal goals, like a wedding or new car
  • you meet our lending criteria

We can't offer you a loan if:

  • the money is for business use or paying off other debts
  • you've had your YBS mortgage for less than 6 months
  • you've missed any payments in the last 12 months, or more than one payment in the last 24 months.

How to apply

Borrowing more against your home is something you should consider carefully. But when you're ready, we are here to help.

Check our deals

Check our latest rates for borrowing more.

For home energy projects like solar panels or heat pumps, call us to see if we can offer you a better rate.

Number 2

Get in touch

If you see a rate you like, or just want to discuss your options, get in touch.

If you decide to apply, you'll be guided through it over the phone by our mortgage team.

Number 3

Complete your application

We'll ask for details about your income, employment and spending. We may need to see some documents too, like pay slips.

At this stage, we will do a credit check. It helps us to see if we can lend you the money.

Important things to know about borrowing more

As part of our checks, we may need to revalue your property. There is a non-refundable charge of £70 for revaluations.

If you are borrowing more to buy a second home, you may need to speak to a conveyancer.

If you're borrowing for home improvements, we might ask to see planning approvals and cost estimates.

What happens after you apply?

We aim to review your application and let you know if we can lend you the money within 13 days. This depends on how quickly we receive your documents and whether we need to run any extra checks.
If we're able to lend you more, we'll send you an offer document. You'll need to sign and return it to us. You can pause or withdraw your application at any point before signing.
After signing, you'll have up to 6 months to access the money. This gives you the flexibility to move forward when it suits you.
We combine the loan repayments with your existing mortgage, so you'll still only have one monthly payment to make.
