Fast Track Buy to Let

To qualify for our streamlined application process, the following criteria must be met:
What we look for:
  • Maximum loan-to-value (LTV): 75% (fees may be added up to 77.5% LTV) 
  • Loan size: £250,000 to £3 million 
  • Transaction type – purchase, re-mortgage, re-mortgage with element of capital raise (100% capital raise not considered)
  • Repayment type: Interest-only 
  • Maximum term: 10 years 
  • Ownership structure: Up to 4 UBOs/partners, with no complex ownership arrangements 
  • Age limit: Maximum age of 75 at loan expiry 
  • Risk profile: No connections to high-risk jurisdictions or industries 
  • Credit history: No adverse credit 
  • Property type: Must be of standard construction 
  • Tenancy: Property must be let on an Assured Shorthold Tenancy (AST) agreement 
  • Minimum property size: 35 sqm (external) 
  • Energy efficiency: EPC rating of A to C 
  • Personal guarantee: Minimum of the greater of £175,000 or 10% from one or more directors 
  • Serviceability: Rental income must be based on the lower of passing rent or market rent for the subject property 
  • Affordability:

    • Limited company: Gross rental interest cover ratio (ICR) of 125% at the product stress rate
    • Personal name: Gross rental ICR of 140% at the product stress rate plus 0.6%
