Legal fees

Accord is working with a limited panel of solicitors firms for Buy to Let business. One of these firms will be automatically allocated to the case during the application process to act on behalf of Accord and the applicant will be responsible for that firm's legal costs, VAT and expenses. The applicant may choose to instruct Accord's solicitors to act on their behalf as well.  This is called joint representation.
Alternatively, the applicant may instruct their own solicitor. This is called separate representation. In this case, the applicant will be responsible for the legal costs, VAT and expenses of both their own solicitor and Accord's solicitors.

The fees include the approval of any existing tenancy but not the drafting of a tenancy agreement.   The fees also include the cost of electronic and other ID checks and the cost of preparing a stamp duty land tax return where required.  Where the property is leasehold, they also include the cost of all enquiries of the landlord and management company and the cost of preparing any required deed of covenant or transfer of a share in that company.

The fees do not include the cost of such additional matters as the preparation of a Declaration of Trust, Deed of Postponement, Deed of Variation of Lease, Deed of Release from restrictive covenants, Deed of Easement, Power of Attorney, merger on purchase of freehold reversion, enfranchisement or lease extension, or legal or administration fees for obtaining or preparing a Defective Title Indemnity Policy.,

They also do not include the cost of necessary disbursements for searches (Local, Coal Authority, Drainage, Environmental, Chancel Repair, Land Charges, Bankruptcy and Land Registry etc), fees payable to a landlord, management company or rentcharge owner for registration of notice of transfer or mortgage, telegraphic transfer fees, any indemnity insurance premium, Land Registry registration fee or stamp duty land tax.
